How does a flexible deposit work?

Enter the rental guarantee amount required and the start date of your lease agreement into the calculator.
If you are choosing a rental guarantee without a bank deposit, there is no need to use the flexible deposit cursor, your deposit is automatically set to CHF 0.
If you wish to deposit an amount into an account, simply move the cursor.
You will automatically see your annual premium amount adjusted.

The online application process takes just three minutes. We will process your request immediately. We will send your guarantee certificate to your property management company or landlord. You can choose to pay online or by invoice. You can get your money back or alternatively make payments at any time during your lease agreement. Your annual premium will be automatically adjusted depending on what you decide. The Firstcaution rental guarantee offers your landlord or your property management company total security because we have FINMA approval. The certificate issued at the time of your move remains valid for the property management company regardless of any adjustments or amendments you may make by paying or withdrawing funds during the contract term.

How do I apply for a rental guarantee right away?

Simply follow the steps set out the application form to apply for a rental guarantee.

Fill in your personal information.
Add a copy of your lease agreement (or draft lease agreement) and a copy of your identity document.
Save 5% on your first premium by paying online or request an invoice by post to be paid upon receipt of your rental guarantee.
Once you complete the application, we will process your request immediately.
We will send your guarantee certificate directly to your property management company or landlord.
You will receive a rental guarantee policy for your personal files from us.

How much does Firstcaution rent guarantee cost?

You choose the option that suits you best: monthly payment or annual payment.

Option 1 Monthly payment
You pay in monthly instalments, from the start date of the lease.

The price is calculated on the basis of 5.5% of the guarantee amount, plus CHF 20 in administration fees and federal stamp duty.
The total is then divided by 12 to obtain your monthly instalments.
Payments commence from the start date of your lease and are taken automatically each month from the card provided during registration.

Option 2 Annual payment
You pay once a year, in advance, for the following insurance period.

First year flat rate, at a fair price
The first premium is a flat rate and depends on your move-in date, regardless of the amount of your guarantee.

Annual payment option: a tailor-made invoice

From the second year onwards

The annual premium is calculated based on the amount of the guarantee specified in your lease agreement. 5% of the guarantee amount + CHF 20 administration fee + Federal Stamp Duty (i)

(i) Federal Stamp Duty is a federal tax that is the same for everyone.

Example of price calculation:

For an apartment costing CHF 1,300/month, lease starting in July:

rent guarantee = 3 * CHF 1,300 = CHF 3,900
first invoice: CHF 120
annual invoice from the 2nd year = (5% x 3,900) = 195 + 20 + 10.75 = CHF 226

If you choose annual payment, you can reduce your premium with a flexible deposit.

You have 3 options

100% security deposit, no deposit
Mix security deposit + flexible deposit
100% bank deposit

Sample calculation with a flexible deposit:

For an apartment with a rent of CHF 1,300/month and a lease agreement starting in July: rental guarantee = 3* CHF 1,300 = 3,900 You pay CHF 1,000 as a deposit first premium: CHF 120 annual premium from the second year on: 5% x (3,900 - 1,000) = 145 + 20 + 8.25 = 173 You can withdraw the deposited funds at any time or make an additional deposit. We will adjust your premium accordingly.

Sample calculation with a 100% deposit:

For an apartment with a rent of CHF 1,300/month and a lease agreement starting in July: rental guarantee = 3 * CHF 1300 = 3,900 You decide to pay your full rental guarantee amount as a deposit deposit: CHF 3,900 first premium: Take 50.- annual premium as of 2021: Stay 20.- You can get the deposited money back at any time. We will adjust your premium accordingly.
